Towne Centre Laurel
FT
Chesapeake Contracting Group completed the Towne Centre at Laurel retail center in Laurel, MD for Greenberg Gibbons Commercial from spring 2013 to fall 2014. The redevelopment project included the construction of 13 shell building structures, with a continuation of tenant improvements in most of the buildings. The project was completed on schedule, under budget, and CCG continues to provide ongoing tenant improvement and additional services on the project.
The project included extensive demolition seeing as the whole site was a parking deck. It also required Chesapeake to relocate a public storm drain system and keep it active throughout construction. Some of the feature anchor building projects included Harris Teeter, Sports Authority, Old Navy and Regal Cinemas. Some select smaller retail chain projects included Burlington, BJ’s Brewhouse, Outback Steakhouse, Panera Bread, Buffalo Wild Wings, Modo Nail Bar, Burger-Fi, Blaze Pizza, DTLR, Tutti Frutti, Moe’s SW Grill, U.S. Post Office, Massage Envy, Subway, Extreme Pita, Hair Cuttery, Sarku Japan, Nando’s Peri Peri, Kay Jewelers, Noodles & Company and Express Urgent Care. CCG provided tenant improvements for some of these project and was the point of contact between the landlord and tenants. All of the National “chains” require the use of exclusive National Vendors for select productnants focus on logistic and opening, while CCG focused on the construction of the stores.
As a company, we hold ourselves to higher standards on every project. Chesapeake Contracting Group’s project executives, project managers and superintendents work to ensure our client’s needs are met and exceeded from project concept to completion. Our superintendents in particular are constantly checking the design to what is being done in the field. At the Towne Centre at Laurel, Chesapeake proposed and implemented several value engineering solutions. The bio-retention requirements, in particular, were very stringent on this project. Chesapeake helped the owner (along with our subcontractor) create a pre-engineered system – allowing our client to save both time and money.
The Towne Centre at Laurel project was an integral part of a town revitalization effort. The existing mall was in poor condition and offered little to the surrounding community. With a prime location on Route 1, the project is now an optimal mixed-use destination with retail, dining, entertainment and residential housing.
